Standard check-in and check-out times are listed on your reservation.
Optional add-ons (subject to availability):
- Early Check-In (up to 2 hours): $75
- Late Check-Out (up to 2 hours): $75

Unauthorized late checkout:
- $50 per 30 minutes late if not pre-approved
🤫 Quiet Hours: 10:00 PM – 7:00 AM
We’re located in an urban residential neighborhood and ask that guests help us maintain good relationships with our neighbors.
- Keep voices, music, and outdoor activity to a minimum during quiet hours
- Noise complaints may result in a $250 fee
Noise monitoring devices are in place (they measure decibel levels only, no audio recording).
🚫 No Parties or Unauthorized Guests
This is a strictly enforced policy.
Not allowed:
- Parties, events, or gatherings
- More guests than listed on the reservation (unless pre-approved)
- Excessive noise, moved furniture, or disruptive behavior
Violations may result in:
- A $500 fee

🚭 No Smoking Indoors
Smoking or vaping of any kind is not permitted inside the home.
- Smoking is allowed outside only
- Please dispose of all materials properly
Smoking indoors will result in a $500 fee, including ozone treatment and additional cleaning.
🐶 Dog-Friendly Stays

🛁 Hot Tub Use & Safety Guidelines
Enjoy the hot tub responsibly so everyone can continue to enjoy it!
Use & Care:
- Shower/rinse before entering (no lotions, oils, or sunscreen)
- No glass near the tub
- Children must be supervised at all times
- Do not use if feeling unwell
Opening & Closing:
- Open cover halfway, enter, then open fully from inside
- Close cover halfway before exiting, then fully close
After Use:
- Turn off jets/bubbles before closing the cover
- At end of stay, set temperature to 98°F
Important Notes:
- If water looks cloudy, foamy, or smells → stop use and contact us immediately
- Continued noise near the hot tub during quiet hours is not permitted
⚠️ Hot Tub Liability Agreement
When you book, you will receive a waiver that is required to be completed before arrival.
In summary, by using the hot tub, you agree to:
- Use it at your own risk
- Accept risks such as slipping, overheating, or illness
- Acknowledge hosts are not responsible for injuries
- Cover costs for damage caused by misuse
A $500 fee applies if the tub must be drained/refilled due to negligence (vomit, debris, etc.).
Failure to follow rules may result in loss of hot tub access, fees, or early checkout.
🔧 Damages
Guests are responsible for any damage, repair, or replacement costs incurred during their stay.
